Welcome to the Village! Thank you for your interest in Rio Grande Village, a new rental community located just minutes from the heart of downtown Colorado Springs, and is within walking distance to public transportation, parks, shopping, and a day care center. Rio Grande Village has been designed for working income households and is referred to as a Workforce Rent Community. The community is owned and operated by the Housing Authority of the City of Colorado Springs, and is eligible for Section 8 rental vouchers. If you are currently receiving Section 8 rental assistance, please check with your housing technician to see if you would qualify for these units. Each building has the look of a large Prairie Style home, but actually consists of 5 individual units, each with its own private entrance. Each unit has either one or two bedrooms, a full-size washer and dryer, refrigerator, stove, dishwasher, microwave oven, storage, and ceiling fans in the living room and bedroom(s), as well as carpeting throughout. The community contains 100 rental units – 90 units in 18 buildings, and 10 individual cottage-style two-bedroom units. Effective July 23, 2008, no
new pets (dogs or cats) will be allowed in Rio Grande Village. Those with
current Pet Agreements on file as of 7/23/2008 will be allowed to keep the
existing animal(s) as long as monthly pet rent is paid and rules related to pets
are followed. No new pets will be allowed to replace lost pets or pets no longer
in the household. There will be no exceptions to this new rule. Market rents are $595 for a one bedroom unit and $695 for a 2 bedroom unit. The cottages rent for $775 and are not included in the rent based on moderate income. Security deposits are $200 and $400 respectively. Households are responsible for gas and electric. Water, sewer, and trash removal are provided. There are a limited number of units set aside for those households with moderate incomes. These units will be available at less than market rent. To be eligible for less than market rent, incomes for a single person range from $14,900 to $29,800 per year. If you make more than $29,800 you would be required to pay market rent. Income for 2 person households range from $17,000 to $34,000 in order to be eligible for reduced rents, and income for 3 person households range from $19,000 to $38,000. All one bedroom units are located on ground level. Some of the one bedroom units are also ADA compliant.
